Costs, cover and timings

How much does leak detection cost?

Weekday surveys start at £54.00 + VAT with a half-hour minimum charge, and there is no call-out fee. Evenings and weekends start at £69.75 + VAT and late nights at £90.00 + VAT. Longer jobs are discounted: 5% off from four hours and 10% off from eight. Most domestic leaks are found within one to three hours.

Will my home insurance pay for leak detection?

Usually, yes. Almost every UK buildings policy includes trace and access cover, which pays for finding the source of an escape of water and for the damage caused by getting to it. Our reports are written to the standard loss adjusters work to, and we invoice so the cost can be submitted with your claim.

How quickly can you get to me?

We answer the phone 24 hours a day, 7 days a week and target a 1 hour response across Sussex, Surrey and London. There is no surcharge for an emergency, though the hourly rate does vary by time of day.

Will you damage my property to find the leak?

No. Thermal imaging, acoustic correlation, tracer gas and moisture mapping are all non-invasive, and we use them first as a matter of course. An opening is only made once the evidence points at one specific place, and it is normally small enough to fill and touch in.

How do I know if I have a hidden water leak?

The reliable test is your water meter. Turn off every tap and appliance, note the reading, and check it again after two hours with nothing used. If it has moved, water is escaping somewhere. Other common signs are a rising bill with no change in usage, a boiler that keeps losing pressure, a warm or cold patch on a floor, a musty smell, or the sound of running water when everything is off.

Can you repair the leak once you have found it?

Yes. Our engineers carry repair materials, so most leaks are fixed on the same visit as the survey and then pressure tested before we leave. Workmanship is guaranteed for 12 months, and any larger works are quoted at a fixed price before starting.

Do you cover my area?

We cover the whole of Sussex from Littlehampton to Eastbourne and inland through Mid Sussex, all of east and mid Surrey from our Dorking coverage, and every one of the 32 London boroughs plus the City. If you are not sure, call and ask — we will tell you straight away.

What is the difference between damp and a leak?

A leak is clean water escaping from a pipe or the building envelope. Rising damp is ground moisture drawn up through the fabric, and condensation is airborne moisture settling on a cold surface. They look almost identical on a wall, but only escape of water is normally covered by insurance, and each needs a completely different remedy. A salts test on a plaster sample tells them apart in one visit.

Do I need to be at home for the survey?

Someone over 18 needs to give us access and be there while we work, and it helps enormously if that person knows the history — when it started, what has been done already, and where the stop tap is. For managed blocks and commercial sites we can work with a key holder or agent instead.

What should I do right now if water is coming through my ceiling?

Turn the water off at the internal stop tap, and turn off the electricity at the consumer unit if water is anywhere near lights or sockets. Keep out from under a bulging ceiling. Photograph everything before you move it, because your insurer will ask. Then call us.

Water leak detection

The core survey: we find the exact source of any escape of water in your property without lifting floors or opening walls on a guess.

How do you find a leak without damaging my property?

Every method we lead with is non-invasive. Thermal imaging reads temperature through the surface, acoustic equipment listens through the structure, and tracer gas passes through material without marking it. We only make an opening once the evidence points at one specific place, and then it is usually the size of a pencil.

How long does a leak detection survey take?

Most domestic surveys are resolved inside one to three hours. Large properties, commercial sites and leaks with more than one possible source take longer, and we will tell you on site as soon as we know rather than letting the clock run.

What if you cannot find the leak?

It is rare, but if a survey does not produce an answer we will tell you plainly what we have eliminated and what we would do next, rather than guessing. Everything we ruled out is written up, which is useful evidence in its own right.

Can you repair the leak as well as find it?

Yes. Most leaks are repaired on the same visit once we have located them. Larger repairs are quoted before any work starts.

Emergency leak detection

Water coming through a ceiling does not wait for office hours. We answer the phone around the clock and target a one-hour response.

What should I do first while I wait for you?

Turn off the water at the internal stop tap, which is usually under the kitchen sink or in a downstairs cupboard. If water is anywhere near lights or sockets, turn the electricity off at the consumer unit. Do not stand under a bulging ceiling. Then take photographs of everything, because your insurer will ask for them.

How quickly can you actually get to me?

We target one hour across our Sussex, Surrey and London coverage. Traffic and time of day affect that, so we give you a realistic arrival window on the call rather than an optimistic one.

Do you charge more at night or at weekends?

There is no surcharge for the emergency itself. The hourly rate does vary by time of day, and all three tiers are published in full on our pricing page before you book.

Central heating leak detection

If your boiler keeps losing pressure and you are topping it up every few days, there is a leak in the system. We find it.

My boiler loses pressure but I cannot see any water. Is that normal?

No. A sealed system is closed, so pressure loss means water is leaving it. If none is visible, it is escaping under a floor, inside a wall, or through a failed component such as an expansion vessel or pressure relief valve. All of those are worth identifying before the water finds your ceiling.

Could it be the expansion vessel rather than a leak?

It could, and that is one of the first things we test, because it is a cheap fix compared with a pipe repair. Testing the vessel and the pressure relief valve costs a few minutes and rules out the least expensive explanation first.

Will you need to lift my floor?

Only over the exact point of the fault, and only once we have proved where that is. The whole purpose of the survey is to turn a floor-wide problem into a single access point.

Underfloor heating leak detection

Buried pipe loops in screed, found and mapped without breaking up the floor you paid a fortune to lay.

Will you have to dig up my whole floor?

No. That is exactly what the survey exists to prevent. We isolate the failed loop at the manifold and locate the fault along it, so the opening is normally a few tiles or a small patch of screed.

Can underfloor heating pipes actually be repaired?

Yes. A pipe is cut back to sound material and joined with a proper underfloor-rated coupling, then pressure tested before the screed goes back. A full loop replacement is only needed where a pipe has failed in several places.

What causes underfloor heating pipes to fail?

Most failures are mechanical rather than age: a screw or nail driven through the screed, a pipe damaged during the original pour, or a fitting that was never properly made. Corrosion is unusual in a properly inhibited system.

Underground water leak detection

Mains supply pipe leaks under drives, gardens and roads, located to within a foot before anyone lifts a spade.

Is the leak my responsibility or the water company's?

As a rule, the supply pipe from the boundary stop tap into your property is yours, and everything on the street side belongs to the water company. Our report identifies which side of that boundary the fault sits on, which matters because many water companies will repair a first leak on a customer supply pipe free of charge.

How accurate is acoustic leak detection?

On a metal or plastic supply pipe under normal mains pressure we would expect to be within about a foot. Accuracy drops on very deep pipes, in extremely noisy locations, or where the leak has no pressure behind it, and in those cases we bring in tracer gas.

Can you find a leak under a concrete driveway?

Yes. Acoustic equipment works through concrete and tarmac perfectly well, and tracer gas will rise through both. Finding the precise point is what makes it viable to core a small hole rather than break out the whole slab.

Bathroom and shower leak detection

Wet rooms, shower trays, baths and waste traps: the most common source of a stain on the ceiling below.

The leak only happens when we use the shower. What does that mean?

It points at the shower itself rather than the pipework, because supply pipes are pressurised all the time. Usually it is the tray seal, the waste connection under the tray, or failed grout letting water behind the tiles.

Do you have to take the bathroom apart?

No. Dye testing and moisture mapping are done with the bathroom intact. If we need to see under a tray we usually go in through the ceiling below or through the bath panel.

Water comes through my ceiling from the flat above. What can I do?

We can survey both properties with the upstairs owner's agreement, which is the fastest way to settle it. Our report identifies the source and which property it sits in, which is what both insurers and managing agents need before anyone will act.

Ceiling leak detection

Water travels along joists before it drops. The stain is almost never directly under the fault.

My ceiling is bulging. Is it going to come down?

It might, and a saturated plasterboard ceiling can be heavy enough to hurt someone. Keep people out of the room, put a container underneath, and if it is safe to do so pierce the lowest point of the bulge with a screwdriver to let the water drain in a controlled way. Then call us.

Why is the damp patch not under the leak?

Because water runs downhill along whatever surface it lands on before it drops through. Ceiling voids are full of joists, cables and insulation that channel it. Following it back to the entry point is most of the work.

Is it a leak or condensation?

A salts test on a plaster sample answers this. Condensation and rising damp deposit hygroscopic salts; clean water from a pipe does not. It is a genuinely important distinction because insurers cover escape of water but do not cover condensation.

Roof leak detection

Pitched and flat roofs, balconies and terraces. Electronic membrane testing finds pinholes you cannot see.

The leak only happens when it rains hard. Is that still worth investigating?

Yes, and it is a useful clue. Rain-dependent leaks point at the building envelope rather than plumbing, which narrows the search considerably before we even arrive.

Do I need a whole new flat roof?

Usually not. Most membrane failures are a single breach or a failed detail at an upstand or outlet. Locating it precisely is what makes a patch repair a legitimate option rather than a gamble.

Can you tell whether it is the roof or a pipe?

Yes, and it is one of the more common questions we settle. A roof leak correlates with weather and carries dissolved salts from the building fabric; a plumbing leak runs continuously and does not. Moisture mapping and a salts test separate the two.

Drain and sewer leak detection

CCTV surveys of foul and surface water drains, with the defect located and marked on the surface above.

Who is responsible for a broken drain?

Generally the drain within your property boundary is yours, and shared or lateral drains beyond it belong to the water and sewerage company. Our survey establishes exactly where the defect sits, which decides who pays.

Will my insurance cover a collapsed drain?

Many buildings policies cover damage caused by escaping water from a drain, and some cover the drain itself. Insurers almost always want CCTV footage and a schedule of defects before they will consider it, which is what our survey produces.

Can a drain leak cause subsidence?

Yes, and it is one of the more common causes on clay soils across Sussex and Surrey. Water escaping into the ground washes out fines and softens the bearing strata under a foundation. If a structural engineer has asked for a drainage survey, this is why.

Swimming pool leak detection

Pools, spas, hot tubs and their buried circulation pipework, tested without draining the pool.

How much water loss is normal?

Evaporation alone can account for a few millimetres a day in warm weather, more if the pool is uncovered and exposed. A simple bucket test run alongside the pool separates evaporation from a genuine leak, and it is the first thing we do.

Do you need to drain the pool?

No. Pressure testing the pipework and dye testing the shell are both done with the pool full. Draining a liner pool without care can float the liner, so we avoid it.

Can you find a leak in the pipework under the paving?

Yes. Buried pool pipework is pressurised, which makes it a good candidate for acoustic detection, and we can pressure test each line separately to identify which one has failed before locating along it.

Damp and mould surveys

Establishing whether you have a leak, rising damp, penetrating damp or condensation, because the fix for each is completely different.

How do I know if it is rising damp or a leak?

Rising damp is limited by capillary action to roughly the first metre of a wall, follows a fairly even horizontal tide mark, and leaves nitrate and chloride salts in the plaster. A leak does not respect that height limit and leaves clean water. A salts test on a drilled sample settles it in one visit.

Is black mould dangerous?

Persistent mould is a recognised health risk, particularly for asthma and for young children, and since the Homes (Fitness for Human Habitation) Act it is also a landlord's legal obligation to deal with. Treating the surface without removing the moisture source guarantees it returns.

Do you carry out the damp-proofing work as well?

We handle leak repairs, because that is a plumbing job. We deliberately do not sell chemical damp-proof courses or tanking, so our diagnosis is not steering you toward a product.

Trace and access reports for insurance claims

The evidence pack your insurer needs: what leaked, where, how it was proved, and what it will cost to put right.

What is trace and access cover?

It is the section of a buildings policy that pays for locating the source of an escape of water and for the damage caused by getting to it, such as lifting a floor or opening a wall. It is separate from the cost of repairing the damaged property, and limits commonly sit between five and fifteen thousand pounds.

Should I claim before or after you attend?

Notify your insurer as soon as you are aware of the damage, because most policies require prompt notification. You do not need their permission to instruct a detection specialist, and having a proper report ready usually speeds the claim up rather than slowing it down.

Will my insurer accept your report?

Our reports are written to the evidence standard loss adjusters work to: calibrated readings, dated photographs, a stated methodology and a clear causation finding. If a handler comes back with questions we will answer them directly rather than leaving you in the middle.

Does claiming affect my premium?

It can, and that is your decision to weigh. What we can tell you is the actual scale of the damage and the likely cost of putting it right, so you are choosing with real numbers rather than guessing.

Find and fix in one visit wherever possible, with the repair pressure tested and proved before we leave.

Can you repair the leak the same day you find it?

In most cases yes. Accessible pipework, joints, fittings, shower seals and heating pipes are routinely repaired on the same visit. Excavation, screed removal and roof works normally need a return.

Is the repair guaranteed?

Workmanship on our repairs is guaranteed for 12 months.

Do you put the floor or wall back afterwards?

We make good the access we created to a sound and safe standard. Full reinstatement to a decorative finish, such as re-screeding and re-tiling a floor, is quoted separately, and is usually recoverable under trace and access cover.

Water damage restoration and drying

The stage after the leak: drying the structure out properly, and putting right what the water damaged. Quoted separately once we know what we are dealing with.

Is drying included in the price of the leak detection?

No. Detection, and any repair done on the same visit, are charged by the half hour as set out on our pricing page. Drying and restoration are a separate piece of work with their own quote, given to you once the leak is fixed and we can measure how far the water has travelled.

How do I know if my property actually needs drying?

We take moisture readings in the affected area and compare them against an unaffected part of the same construction. If the readings come back to normal on their own within a few days, you do not need us. We would far rather tell you that than sell you equipment you do not need.

How long does structural drying take?

A wet plasterboard ceiling is often a few days. Saturated screed with underfloor heating in it can be several weeks, because the moisture has to travel back up through the slab. We monitor with meters rather than guessing, and you get the readings.

Will my insurance pay for it?

Escape of water claims routinely cover drying and reinstatement, and this is the part of the claim that is usually worth far more than the detection. Our trace and access report documents what leaked and how it was proved, which is what the insurer needs before they will authorise the rest.

Do you replace flooring and redecorate as well?

We make good the access we created, strip out material that cannot be saved, and dry the structure. Full reinstatement to a decorative finish, such as re-screeding, re-tiling and redecorating, is quoted separately and is normally recoverable under the same claim.

Commercial leak detection

Offices, retail, hotels, schools, care homes and managed blocks, surveyed with minimum disruption to trading.

Can you work outside trading hours?

Yes, and for retail and hospitality we usually recommend it. Evening and overnight rates are published, and there is no separate premium for arranging it that way.

Do you carry the paperwork our facilities team will ask for?

Yes. Public liability cover, method statements and risk assessments are issued before attendance, and our engineers hold current site cards.

Can you help settle a dispute between leaseholders?

That is one of the more common reasons we are called to managed blocks. An independent report identifying which demise the failure sits in is normally what unlocks it, because it removes the argument about cause.

Pipe location and mapping

Mapping where pipes and services actually run, and how deep, before anyone excavates or drills.

Can you find a pipe that has no water flowing in it?

Yes. Tracing works by putting a signal on the pipe itself or by inserting a sonde, so it does not depend on flow. Non-metallic pipes need one of those two approaches rather than a simple metal detector.

How accurate is the depth reading?

Typically within about ten percent of the true depth in normal ground conditions. We mark the route on the surface and give you the depths at intervals so an excavation can be planned properly.

Can you find my outside stop tap?

Usually, yes. Buried and paved-over stop taps are a routine call, and finding one is often a short job.
